Oct 11th Update

Subject: Current state of items
Dear owners, there has been some wild statements made on facebook, that the board would like to set straight.
  • Yes, the condo was offered a temporary generator. The reasons the board declined is:
    • The East and only currently working elevator is not on the generator. This item was discussed many times in board meetings that our generator is not tied to the East elevator.
    • The cost to actually wire the elevator into the generator wiring is currently not possible and would require massive planning to actually do this.
    • If this is all new to you, I would recommend that owners participate in board meetings.
    • The outlets in the lobby, not all are on generator and the dehumidifiers are on the 11th floor east foyer (we removed equiptment from the lobby as a precaution should it flood again in Milton, and to ensure it is available for our use after Milton). It is impossible for us to move those without the elevator.
    • The west elevator is only usable by TKE employees. It does go up and down, but only via a manual controller and is not safe for us to use.
  • The board/staff is in contact with all vendors on the restoration.
    • For restoration they need power for elevators.
    • For replacing the 2 domestic water pumps the building needs power.
    • We are waiting on the power washing to start back up, the condo does have local water pressure.  Also, as a reminder, local water pressure is all we have so I am expecting that only lower floors would have any water pressure at all.
  • Current estimate from Duke for power is Tuesday 11:59pm. We will be sending an email blast when power is turned on.
  • We are currently working with owners to move their cars. Due to Milton, this was delayed.
  • Because of the lack of dehumifiers in the lobby, it is advised that that no one be in that area.  As stated in a previous email, asbestos was found in the mud on the sheet rock in the lobby.  We ask for patience during the lobby demo process. We want to ensure the safety of owners and workers during this process. Once we get more information from RegencyDRT on the plan for removal we again will let all know.
  • I (Brad Smith) plan on going down to the condo tomorrow (Saturday 12th), if you would like me to check on your unit, please let me know either via text at 407-802-0232
  • The board/staff is trying to keep all owners updated with information that they know. When things change we will adivse you on that information.  If there is no new information, the board doesn’t plan on rehashing items in previous emails. Our goal is not to have a bunch of emails that state the same thing.
I want to again thank everyone who has assisted or offered assistance through this challenging time. It is great to see such collaboration and community from most Sand Key Club residents.
